Believe it or not, many home inspections are little more than an educated opinion about a home’s condition. What happens when an inspector overlooks something? Or gives a passing grade when a potential problem exists? All too often, those unexpected repairs come out of the new homeowner’s pocket… even though the purpose of hiring an inspector is to prevent this situation.

Seems fair? Not to me either…

My name is Billy Doughty, CHI, PHI, ITI and I’m a licensed and certified Mississippi home inspector who believes that inspectors should be accountable for the inspections they perform. That’s why every inspection I conduct is backed by our “If we pass it, we protect it” guarantee, meaning unexpected repairs come out of our pocket… not yours! In fact, our inspections, reports, and findings are guaranteed.

How’s that for peace of mind?

It’s a level of security that no other home inspection company in Starkville can match, all for one very affordable price.

What exactly is a Home Inspection?

A standard home inspection is a visual examination of the physical structure and major interior systems of a residential building, much like a physical exam that your doctor may perform on you. However, it should be clearly understood that a home inspection is not to be confused with an appraisal, warranty evaluation, building code inspection, a guarantee of any kind, and/or an insurance policy on the condition of the property.

What does a standard Home Inspection Include?

During a home inspection, the inspector will review the readily accessible exposed portions of the structure of the home, including the roof, attic, walls, ceilings, floors, windows, doors, basement and foundation, as well as the heating/air conditioning systems, interior plumbing and electrical systems for potential problems.

Keep in mind that a home inspection is not intended to point out every small problem or invisible/latent defect in a home. Most minor or cosmetic flaws, for example, should be apparent to the buyer without the aid of a professional.

Why is a Home Inspection so important?

The purchase of a home is one the largest single investments you will ever make. With that in mind, it is extremely important that you learn as much as you can about the condition of the property and the possible need for any major repairs before making the purchase. A home inspection by a “CHI” Certified home inspector helps minimize the possibility of unpleasant surprises, unexpected costs and post-purchase headaches.

It’s important to remember that a reputable home inspection company will also point out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. After the home inspection, you will have a much clearer understanding of the property you are about to purchase, giving you confidence and peace of mind

What’s more, a home inspection is not just for new homebuyers. For existing homeowners, a home inspection may be considered in order to identify problems in the making, and to learn important preventive measures to avoid costly future repairs. If you are planning to sell your home, you also may wish to have a home inspection prior to placing your home on the market. This will give you a better understanding of conditions which may be discovered by the buyer’s home inspection, and an opportunity to make repairs that will put the house in better selling condition.

How much does a Home Inspection typically cost?

The fee for a typical one-family home inspection varies geographically, much like the cost of the property itself. Other cost factors include the size and features of the house, its age, and additional considerations such as optional testing.

It’s always a good idea to compare prices from several different home inspection services in your area, paying close attention to exactly what is included with the price. When comparing inspection services, it’s important to remember that the lowest-priced inspection companies is not the best choice. Keep in mind, most home inspection companies do the bare minimum when it comes to what they inspect. The bare minimum meaning what’s required by the State. So, ask the inspector questions; for example, do you inspect the foundation, if so, how? Remember, the best inspectors do perform a foundation level survey to determine the levelness of the house. Next, check the home inspection professional’s qualifications, including his experience, training, professional affiliations, and most importantly his licensing status and professional certifications make sure he/she is “CHI” certified when making your decision.

Can’t I perform the home Inspection myself?

Technically, yes – but you’re taking a substantial gamble in doing so.

Typically, even the “handiest” home owner lacks the knowledge, training and experience to perform a comprehensive home inspection, a professional who has inspected hundreds, perhaps thousands, of homes over the span of a career. A “CHI” certified home inspection professional that isfully licensed is familiar with the countless elements of home construction, proper component installation, and maintenance. They understand how the home’s systems and components are intended to function together, as well as how and why they fail.

What’s more, most buyers find it very difficult to remain completely objective and unemotional about the house they really want, and this may skew their judgment. For the most objective and accurate assessment of any home’s condition, it is best to obtain an impartial, third-party opinion by a trained, licensed expert.

Can a Home actually “fail” a home inspection?

Realistically speaking, no. A home inspection is merely a thorough examination of the home’s current condition. It is neither an appraisal (which determines market value) nor a municipal inspection, which verifies local code compliance. Most home inspection professionals, therefore, will not “pass” or “fail” a house, but will accurately and objectively describe its physical condition and indicate potential problems or concerns. With A-Pro, that’s a bit different, since our home inspection service comes with a 120-day home buyers assurance guarantee.

When is the proper time to order a home inspection?

A home inspector is typically contacted right after the contract or purchase agreement with the seller has been signed, and, depending on the home inspector’s schedule, is often available within a day or two.

However, before you sign any agreements with the seller, be sure that there is a home inspection clause is inserted in the contract, making your purchase obligation contingent upon the findings of a professional home inspection. This clause should specify the terms to which both the buyer and seller are obligated.

Do I have to be present for the home inspection?

Technically, no, but A-PRO highly recommends that you attend, for several reasons:
1) You will be able to observe the inspector and ask questions directly.

2) You will learn, first-hand, about the condition of the home and become familiar with all its features and components.

3) You will get to know how various systems work, and how to maintain them.

If for any reason you cannot attend the home inspection, you can still rest easy knowing that your licensed A-Pro home inspection professional will provide you with a comprehensive, written report describing the inspection and its findings. However, there’s simply no substitute for actually being there while the home inspection takes place. Make time to be there!

What if my inspector finds problems during the home inspection?

First of all, it’s important to remember that virtually no home is perfect. If your home inspector does identify some problems during the home inspection, it doesn’t necessarily mean you shouldn’t buy the house, only that you will know in advance what to expect.

What’s more, you may be able to negotiate the purchase price of the home with the seller if significant problems are found, which will help you offset the required repair costs.

If the house checks out OK, did I really need a home inspection in the first place?

Most certainly, yes. Now that your new home has been thoroughly inspected, you can complete your home purchase with confidence in its overall condition and its vital systems and components. You will also have become knowledgeable about your new home’s structure and systems, and can keep that information handy for future reference.

What’s The Difference between a Home Inspection and Home Warranty Evaluation?

Some inspectors — whether hired through real estate agents or the homebuyers themselves — don’t really perform a complete home inspection at all, but rather what’s known as a “warranty evaluation,” and the difference is significant.

In a nutshell, a warranty evaluation usually takes under an hour, only covers basic elements that are covered by the home warranty such as the heating/air conditioning system and other built-in mechanical systems.

Whereas a real home inspection consists of a full comprehensive evaluation of virtually every system and component of the home, including major appliances, roof, structure and utility systems, and includes a complete, written inspection report.

A licensed home inspector is also required to carry a minimum of $300,000 in Errors & Omission (E&O) Insurance, which protects both client and real estate agent in case the inspector inadvertently misses or omits a major defective system or component from his home inspection report.

When selecting a home inspection service, make sure that you are, indeed, getting a full home inspection, and not a simple warranty evaluation. The difference could mean potential savings of thousands of dollars in repair and maintenance bills over the long term.

Familiarize yourself with the following systems and components as well as the home inspection checklist at the end of the bullets of each section; This should give you a good idea of what your “CHI “Certified Starkville Home Inspector will be looking for with his/her trained eye.

Defects in the walls, roof framing, exterior wall framing, interior framing, or cracks in the foundation may indicate a serious structural problem that may be the result of poor structural design, foundation settlement, poor construction techniques, improper structural modification, water damage, termite damage or other causes.

Raising up a house to replace damaged structural components, or underpinning a defective foundation wall is a major expense.

The home inspector has the experience, education and expertise to evaluate structural problems. This is one of the reasons why retaining the services of an “CHI” Certified Starkville Home Inspector to conduct your home inspection instead of a home inspector who is not “CHI” Certified is advantageous.

Make sure your “CHI” Certified Starkville Starkville Home Inspector performs a “Foundation Level Survey” (SECTION 2.01) to determine the levelness of the foundation which is in many times the cause of structural defects.

Please note that most standards of practice do NOT require home inspectors to check the foundation levelness. As an example, foundation levelness testing is not required by ASHI®, NAHI® or InterNACHI®.

The siding or exterior of the house should be carefully inspected because it too can cost thousands of dollars to repair or replace.

Homes constructed prior to 1978 may contain lead paint which can be a problem if there is wide spread deterioration of the paint surface. Lead-based paint is hazardous to your health.
ELECTRICAL HOME INSPECTION CHECKLIST

Familiarize yourself with the following systems and components as well as the checklist at the end of the bullets; This should give you a good idea of what your “CHI “Certified Starkville Home Inspector will be looking for with his/her trained eye.

There are many home wiring safety hazards with electrical systems. The government claims over 46,000 fires per year are caused by home electrical systems. Your “CHI” home inspector can help you identify these hazards before signing on the bottom line.

At the outset of the electrical inspection, the “CHI” Certified Starkville Home Inspector will determine the size of the service to determine if it is adequately sized for the home; installing an upgraded electrical service into a home can cost a thousand dollars or more.

The electrical system should then be checked by removing the cover plate from the electric service panel. Once the wiring is exposed, the “CHI” Certified Starkville Home Inspector looks for problems in the panel such as undersized or oversized wiring, burned wiring, overfused circuits(the fuse or circuit breaker is too large for the wire size), improper wiring connections, openings in the panel, unprofessionally installed wiring, and the like.

In addition to checking for an adequate quantity of electrical switches and convenience outlets in the house, the outlets should be checked for open ground and wiring reversal conditions.

The “CHI” home inspector will also check to make sure GFCI receptacles are in installed in proper places, for example, near wet area, sinks, bathrooms and the like.

Exposed wiring, dead ended wiring and other faulty wiring will be noted as a safety hazard in your home inspection report.

Homes wired in the mid 60s to mid 70s may have aluminum wiring and if so, the “CHI” Certified Starkville Home Inspector should determine if an approved retrofit has been installed at the wiring connections; if not, a potential fire safety hazard exists.

If the home is very old, it may have knob and tube wiring. According to HUD, Knob and tube wiring is acceptable if found to be in good condition and a minimum of 60-amps. Otherwise, is this is obsolete wiring that can be hazardous. Extensive rewiring replacement can cost thousands of dollars.

DEFERRED MAINTENANCE CAN BE INDICATIVE OF MAJOR PROBLEMS WHEN BUYING A HOME SO TAKE YOUR HOME BUYERS HOME INSPECTION CHECKLIST WITH YOU

Beware of homes where deferred maintenance is evident. The cost to service the home and bring it up to standard can run into the thousands.

Beware of homes where there is obvious plumbing and electrical work, as well as structural additions and renovations that were not installed professionally and were most likely installed by the home owner; correcting these defects can cost thousands of dollars.

When making such a huge buying decision this can help you keep the existing home in proper prospective.

Billy Doughty
A-Pro Home Inspection Services
834 Hwy 12 W Suite 105
Starkville, MS 39759

We were referred to A-Pro Home Inspection Services by our realtor. He had dealt with them on a previous home and was very satisfied with their work. They gave us the same great service.

Our closing day was coming up fast and Billy took our contract on short notice, which kept us on track to close on our target date. The thoroughness of their inspection is unmatched by any we have seen. The hard back copy of the inspection shows Billy’s professionalism and attention to detail. It included minor and/or major fixes that the house needed and also included several routine maintenance timelines for our new home. As if that wasn’t enough, we were also given a three month warranty on the areas that were inspected. That told us that Billy and A-Pro Home Inspection Services stand behind their work. We were very satisfied with their services and we recommend them for your job too.

Sincerely,

Kevin and Susan Baird
To Whom it May Concern:

A short time ago, I needed to hire a home inspector. Not only did I need one, I needed one
quickly. He was recommended by my banker and he said he could arrange to be there the next
day.

He was waiting as I arrived at the appointed address. After introducing myself, I found him to
be pleasant to deal with, he listened to the items I particularly thought needed attention, and I
inquired if he was a certified home inspector. After finding he was, he went right to work.
HIs name was Billy Doughty.

While working, he was diligent, paying particular attention to his prescribed list of items to
inspect as well as mine. I remained there as I had the only key. He finished his inspection and
he went through the problems in the condominium explaining them to me.

Since I found him and his work to be most satisfactory, I can recommend Billy Doughty of APro
Home Inspection Services.

Sincerely,
To Whom It May Concern,
I highly recommend Billy Doughty of A-Pro Home Inspection Service for inspecting your home for
purchase. Billy responded promptly to my request for a home inspection. He was on time and spent
several hours conducting a detailed inspection of my home. After the inspection I felt confident that
there was no stone left unturned. He was very professional and courteous. He was prompt in producing
the inspection report and getting an electronic copy to me and my realtor. Billy’s final product was the
most professionally done report I have seen in all my purchases over the past thirty years. It included an
easy to understand narrative as well as pictures to substantiate the findings.
If you want it done right, call Billy Doughty of A-Pro Home Inspection Service.
Sincerely,
